Reporting Structure & Position Description:
This position will report to the Houston General Manager and Senior Vice President. This role will be responsible for the physical infrastructure of the building and building systems at Greentown’s Houston incubator. This includes a 50,000-square-foot coworking office, a prototyping lab, and a future wet lab. The Facilities Manager will be one of two safety officers onsite and will coordinate facility improvements and ensure that all building systems are functioning properly in order to keep Greentown a safe, productive, and convenient place to work for all.
This role is expected to be on-site at Greentown in Houston, Texas at least four days per week, with the option to work remotely one day per week.
The Houston Facilities Manager role will focus on the following key objectives: 1) Maintenance and repair to ensure that all building systems are fully operational; 2) Safety and security of the building, including member spaces; 3) Management of Front Desk Coordinator/Executive Assistant and temp. employee interns.
Primary Responsibilities of this Role Include Supporting:
Maintenance and Repair:
- Conduct daily walkthroughs to ensure facilities’ safety, cleanliness, and equipment functionality.
- Ensure that all building systems are fully operational, identifying or investigating failed systems and implementing corrective actions.
- Establish and implement policies and procedures to ensure efficient and member-focused operations.
- Manage maintenance and renovation/facility improvement projects with the operations team.
- Support the uptime and availability of technical member resources, including tools and equipment (Machine Shop, Electronics Lab, 3D printers) and software to ensure they are functional, safe, and suitable for member-prototyping operations.
- Create and set up systems to streamline members’ access to tools, equipment, and resources.
- Identify technical and scientific resources that can help Greentown expand its member-resource offerings and provide support to secure future resources.
Administrative/Management:
- Continually document and update facilities systems, including HVAC, electrical, waste-removal, cleaning-management, and other systems.
- Ensure accessibility to the building complies with ADA requirements.
- Manage facility permits to ensure they are up to date and compliant with the local, state, and federal government requirements.
- Coordinate with city authorities, engineers, power companies, and multiple vendors to ensure successful projects.
- Serve as project manager for site construction and improvement projects to ensure that projects meet strategic, quality, cost, and time goals, and provide updates to the general manager and project team on project progress and potential challenges, recommending resolutions.
- Negotiate contracts with contractors, vendors, and suppliers.
- Co-develop and control the Houston incubator’s operations budget, building business cases for capital expenditures.
- Collaborate with the operations team in Houston, and at other Greentown sites to develop, learn, and share best practices.
- Assist and support in maintaining and updating GRID (Greentown Resources and Information Directory).
- Advise on the communications strategy of the operations team and with the general manager on any safety and security messages, as they involve your areas of responsibility as described above.
Safety and Security:
- Serve as Greentown’s safety officer, partnering with the director of prototyping lab, operations team, and the general manager to ensure Greentown is safe for all.
- Perform a periodic inspection of member companies’ hazardous-waste containers.
- Be on call 24/7 in the event that an emergency alarm goes off.
- Lead monthly safety meetings, tracking attendance to ensure compliance with Greentown’s safety policies and programs.
- Develop and implement safety policies; identify, manage, and deliver new and existing safety programs as needed.
- Manage safety documentation and update/review safety policies at least annually.
- Collaborate to develop and deliver safety training for new and existing members and Greentown team members.
- Maintain safety documentation as part of the onboarding process for new member companies.
Additional Responsibilities:
- Advise on the communications strategy of the operations and safety teams as it involves your areas of responsibility as described above.
- Assist with community event setup, security, and support as needed.
Desired Skills & Experience:
- Bachelor’s degree in business, science, engineering, or relevant fields
- 3-5 years of experience in relevant fields
- Familiarity with equipment such as HVAC, hot water heat, security, fire alarms, and IT. Active OSHA-10/30, RCRA, HAZWOPER, DOT, and IATA certification(s) are a plus, but not a requirement
- Knowledge of hazardous-waste management, industrial safety, and OSHA requirements is a plus
- Excellent written and verbal communication skills
- Knowledge of budgeting and forecasting required
- Prior supervisory experience required
- Project-management experience is required; PMP certification is a plus
- Experience supporting construction and capital projects is a plus
- Familiarity with basic computer programs, including Microsoft 365 and Google Workspace (including managing significant projects/documentation via Google Drive)
- Familiarity and comfort with the fast-paced nature of a startup, including the ability to receive, prioritize, and react to information with minimal oversight

Compensation, Location, + Benefits:
The salary for this position is $60,000 and is commensurate with experience up to $76,000. Greentown offers a generous benefits package, including medical, dental, and vision insurance, a paid parental leave policy, a 401k plan, and 25 days of PTO plus holidays. This role is expected to be on-site at Greentown Houston at least four days per week, with the option to work remotely one day per week.
